How much is the rent and the deposit?
The per-room rent is $370.00 per month with a 12-month lease. The deposit for each room will be $150.00 charged once prior to the beginning of the lease term. See the "Hassle-free Move-out Fee" described below. Payment of this fee relieves you of having to be responsible for normal cleaning and painting that has to be performed when you leave. NOTE: We also require a $25.00 application fee prior to application processing. We waive this charge if we determine that  you have a qualified Guarantor.

What does "lease-by-the-bed" mean?
What is an individual lease?

We lease our homes by the bed, which means that each bedroom in an house has a separate lease agreement. Each resident is only responsible for the rent on his/her leased bedroom(s). All roommates are equally responsible for common area damage and/or common utilities. But if one roommate moves out, the remaining roommates are not responsible for the rent or damages for his/her bedroom.

What is a "Hassle-free Move-out Fee" and can I get my hassle free fee back if I leave my space in fantastic shape?
This fee is paid upfront at the beginning of the lease when deposit and fees are to be paid. This fee of $200.00, covers basic cleaning, carpet cleaning and painting at move-out. Resident will be able to pack up and move without the hassles of cleaning, carpet cleaning, and painting at the end of their lease term. (Be sure to check with the on-site office in your market for local policies.) The Hassle free fee is for you to be able to just pack and leave at the end of your lease. It is a non-refundable fee.

How are utilities handled?
You are responsible to have the utilities turned on for the duration of your lease agreement. If you fail to do so you are in breach of your lease.

What is the NO Rent Increase Guarantee?
The No Rent Increase Guarantee is program designed to help you and your parents plan for your housing for up to 3 lease terms. To qualify for the program you must renew your current lease agreement before December 31st to stay at current rental rate.

Can I keep a pet?
We are pro-pet, depending on the the type and breed. Most dogs, cats, birds, reptiles and fish are welcome but we don't take known-vicious breeds or those with a bad individual track-record. We *always* require a "Conditional Pet Agreement" and deposit of at least $150.00 for every pet on the premises.

How do I pay my rent? When is it due?
Rent is due on the first day of each month and should be mailed to the address specified in your lease. You must pay at least monthly as specified by your lease agreement or you may even pay several months' rent in advance. Rent should be paid with a personal check or money order and should include resident's name and apartment number with bedroom letter. We do NOT accept cash.

What do I pay on move-in day?
Typically, nothing is due on move-in day. As long as all fees and deposits have been paid up front as well as the August rent. Your next rental payment will be due September 1st. If you have any outstanding fees or deposits or your August rent has not been paid, you will be required to pay this amount before move in.

What if I need to break my lease?
The only way to get out of a lease is to have another qualified applicant take the remainder of your lease. There is no other way to break the lease.

What if I do not return to school for the spring or summer semesters?
What if there is a death or illness in my family?

Residents are responsible for their lease agreement through the ending date of the lease, regardless of their health, family, or student status. Residents who cannot fulfill their lease obligations for any reason will be responsible for assigning their lease to another individual (see previous question) or paying out the remainder of the lease term until a new resident moves into the bedroom. (Be sure to check with the on-site office in your market for local policies and associated fees.)

What if I need maintenance in my bedroom or the apartment? We (KFRE Holdings LLC) are responsible to properly maintain your residence and it's systems. We employ the most effective and reliable trades and service businesses in Statesboro to maintain our properties. We don't use "handymen", but experts in their trades (plumbing, electrical, heat/air, flooring, appliance repair, carpentry) - to ensure that ours and your home is properly maintained. You should always contact the individual designated in your lease agreement or by the person who checked you into your residence at the time of your move-in. Our executive manager will always be ready to help you and our website will always provide the latest contact information for that manager and any other management designee. This website will feature a "Maintenance Order" page for residents to document their service needs and to be aprised of actions pending or completed. Text messaging to a designated telephone number is also available for service request messaging. This service is planned to be complete before February, 2015.

What about insurance in case of fire, theft, or natural disaster? Are my belongings covered under my lease agreement?
Personal damages are not covered under apartment lease agreements. Property managers are not liable to residents or guest for any personal injury or any damage or any loss of personal property (including vehicles) except to the extent that such injury, damage, or loss is caused by management negligence. We strongly recommend residents purchase renter's insurance to cover any losses from such causes. Renter's insurance is very inexpensive and can usually be obtained from the same provider of the resident's automobile insurance. If a resident is a student, parents may be able to add renter's coverage for the student to their homeowner's policy at a savings.

What if I have no one to guarantee the lease for me?
All applicants must provide a guarantor that meets the financial requirements or demonstrate income to meet HUD's Housing Expoense Ratio.  Cal or write for if you'd like to dicuss this.

Can I move in BEFORE the set move in day for my property?
All of the communities have set their move in days and there are no early move in's are guaranteed. We do , however try to accommodate our new residents when possible.
